Key Changes in Property TDS: Single Form 141 Replaces 26QB
Form 141 simplifies property TDS filing by replacing multiple Form 26QB entries with one form per buyer from April 1, 2026

The Income Tax Department has replaced old Form 26QB with a new single Form 141 for TDS on property deals. This change started from April 1, 2026, and it applies to property deals of Rs 50 lakh or more.
Earlier, buyers had to file separate Form 26QB for each seller. This was creating problems when there are many sellers like in family property or joint sale. Now with Form 141, buyer need to file only one form per buyer, even if there are many sellers. Number of forms will be same as number of buyers. All sellers can be added in one form for each buyer. This makes paperwork simple and reduces mistakes.
How the new system works:
- 1 buyer + 1 seller: 1 form
- 1 buyer + 2 or more sellers: 1 form
- 2 buyers + any number of sellers: 2 forms
- 3 buyers + 2 sellers: 3 forms
Earlier, under Form 26QB, forms were filed based on buyer and seller combinations, which increased paperwork. For example, 2 buyers and 2 sellers required 4 forms earlier, but now only 2 forms are needed.
The form is available on Income Tax e-filing portal under new Income Tax Act 2025. Buyers must deduct 1 percent TDS on sale value and pay within 30 days from end of month. TDS certificate will now come in Form 132 instead of Form 16B. No TAN is needed, only PAN is enough.
CBDTannounced this change in March 2026. The goal is to make filing easy and reduce errors in deals with many parties. Form 141 also covers other payments like rent above Rs 50,000, but main focus is on property deals.
Some users are facing technical issues on portal. Like form saving blank again and again, payment not working, or problem in adding different types of sellers. So better to check portal regularly and file early to avoid last time issues.
This will save time and reduce compliance burden for normal buyers. People planning to buy property after April 1 should keep seller PAN ready. This change is part of government plan to make tax filing more simple.
